But selling real estate by ‘sale price per square foot’ means price demanded of every square foot. This method provided a better comparison and helps in cultivating more fair and transparent deal.

Supreme factor in influencing purchasing and selling real estate is income level. Home prices can go higher if purchasing power of buyer is sound but it can remain in limits if situation is otherwise. As most of homes are purchased with a help of mortgage so power of borrowing money, interest rate and ability to return money are decisive factors in influencing rates.

Moreover this can further be divided into micro and macro forces. As long as micro forces are concerned, these include l economic strength, zoning by state and municipal, few neighboring features like quality of schools etc and finally state of property itself. Whereas macro forces influencing selling are, interest rate of mortgage, economic strength, federal taxes and demographics.
